Golden Visa Greece 2024
From 1 September 2024 all new Golden Visa Investments are subject to new requirements, according to art. 100 of the new Greek Immigration Code (Law 5038/2023). The main change refers to the minimum investment/property value, which was increased at €400.000.
The minimum value of €250.000 will still apply for investments for which at least the 10% of the purchase price was paid by 31.8.2024. In this case the purchase of the said property must be completed by 31.12.2024 or by 31.4.2025 if the investment is made eventually on a different property.
The New Key Requirements
- Minimum value €800.000 for properties located in the Region of Attica, Regional Units of Thessaloniki, Mykonos and Santorini and every island with more than 3.100 permanent residents
- Minimum value €400.000 for properties located in the rest of Greece.
- The investment must be carried out in a single property
- The minimum property surface is 120m2
Standard Procedure
- Purchase of the property and full payment of the purchase price
- File the Golden Visa application
- Receive a Certificate, certifying that the application was filed. This certificate allows the applicant to stay and/or exit and enter Greece until the issue of the residence permit
- Biometrics procedure (provision of digital photos and fingerprints)
- Issue of the Golden Visa (typically within a period of two months)

- Travel in the EU and all Schengen countries without a visa, only with a passport and the Greek residence permit.
- The buyer’s family members are entitled also to a 5 year residence permit. Family members include the spouse, children up to 21 years old, parents and parents-in-law

- Renew the residence permits for as long as the main applicant remains the owner the property
